This home, located in Papamoa, required an extensive renovation of considerable magnitude. Being a quarter-century old and lacking any prior updates, the home necessitated a comprehensive overhaul to realise the vision of a future-proofed, dream home for our clients.
In collaboration with our clients, we embarked on the renovation of this property, transforming this house into a modern, warm, bright, and spacious home that they love.
Positioned near Papamoa Beach, the interior design of this home has a coastal theme, seamlessly blending it with the natural surroundings. The new kitchen, scullery and bathrooms were all fitted with materials that were selected to visually work cohesively.
The new alfresco areas and the media room exceed the client's expectations and make this home perfect for entertaining.
The end result of this renovation ensures the home will stay contemporary, and stand the test of time for many years into the future.

"My Partner and I engaged the services of Fairbairn Builders back in mid 2022. to come up with a scope of works for a major renovation project of our home, based on the plans from our chosen Architect, Robin Baillie of Tauranga. It soon became clear to us that we were dealing with a Builder with a great deal of experience. His knowledge of the processes to be undertaken for a house renovation project were very broad. We finalised the plans and work got underway in late January 2023. The deconstruction of our existing home was the first major works to be undertaken, and so it was, with military precision.
The timing and the coordination of required works with his team of very capable Trades peoples and the use of sub contractors was extremely well managed. During this vase of the works and then moving into constructing the 'new 'home, we had to deal with wet weather conditions, making the works so much harder to carry out and complete to the timeframes set in place.
During the construction stage of the home it became clear the 2nd best wasn't going to 'cut the mustard'. The standard of work produced was very indeed high. Jamie and his team were in constant communications with us, the clients, throughout the build. Work whether done by his team or the many sub trades involved, was check thoroughly. Nothing but the best result was to be expected, and it was achieved. After some almost 9 months the home was complete, only leaving Landscaping to finish in the New year. We can only but say what a fantastic job Jamie and his team did for us. And we must make a mention to the sub trades also involved, they were chosen by Jamie and did a great job also.

Entertainers Kitchen
This exceptional kitchen has transformed the home with a modern, welcoming focal point upon entry. This renovation involved moving the entry from the side to the front of the house, creating space for a practical new scullery.
Inspired by the home’s coastal surroundings, the design emphasizes natural materials. Timber flooring and custom cabinetry tie seamlessly together, while the porcelain-clad bar enhances the entertaining space.
A neutral benchtop connects the kitchen to the scullery, with handmade Moroccan tiles from Tiles of Ezra adding a unique texture to the natural palette.
We were restricted at times with the shape of the rooms being a renovation but we feel we have created a visually appealing heart of the home.
We collaborated closely with FD Kitchens, interior designer Kathrine from Katherine McDonald Design , and our clients to achieve an inviting, functional kitchen that’s perfect for dining, entertaining, or unwinding.
Peaceful Bathrooms
The coastal-inspired design flows seamlessly through both the main bathroom and master ensuite, with large tiles chosen to enhance the space. Custom-made vanities and bronze fixtures add a touch of understated luxury to each bathroom.
Our attention to tile alignment ensured seamless lines throughout, positioning plumbing fixtures precisely to avoid interference with tile joints or vanities—a particular challenge in a renovation with fixed walls and angles.
We also adjusted ceiling heights to align perfectly with tile dimensions and installed underfloor heating in both bathrooms for added comfort during colder months.
Outdoor Living
Restricted somewhat with the spaces on offer due to the position of this renovation we had to put the thinking caps on to create and provide spaces that our clients had specified.
Working with the architect we created a covered alfresco area off the lounge with the required flow from the kitchen. Keeping with the coastal feel we added Vitex decking flush with the entry threshold, a large amount of seating and a generous BBQ area. Under the alfresco we have added a fan for summer and bromic heaters for winter.
We added a second alfresco off the lounge to the east so there is a nice area for the morning coffees in the sun and a handy second option if the wind is strong from the west, as it can be in October and November.
