This addition came at the request from some lovely clients we have worked with previously on two occasions . They decided it was time to add on to their 1973 Beazly home and make it a bit larger.. 

We met with our clients and between us as a team we made a plan moving forward. This involved talking to one of our architects and establishing up a plan, kind of somewhere to start from and generating a potential floor plan to get the ideas flowing. 

Shortly after the plan was finalised, this 120m2 addition was to include a lounge, kitchen and dinning, 2 bedrooms with ensuites and a den (another lounge). Also a covered in entry to the north  and covered rear deck that catches the afternoon sun. The addition includes a firewall between new and old so in future they can rent out the front or back to generate income. 

Next the plan was sent into Tauranga city council for approval. Please see the progress photos below.

 

The job is about to kick off, first up is to establish a driveway access to the rear site!

Next is to remove all the top soil at the back of the property to make way for the 120m2 addition.

With the driveway established and all the bad soil removed, we dig the footings out ready for the footing steel,  concrete, block laying and TCC inspections.

The footing steel has been placed and now we are ready to pour the concrete in them all ready for the block layers.

Here we are making it all nice and flat for the block layers. 

The block layers are now finished laying, next is to have the steel inspected by the engineer and TCC then we pour the grout into them.

The blocks are now back filled and the waterproofing (in red) is in to stop the moisture coming through the block due to the split height slab. 

The back fill going in, the bobcat brings it up the driveway from the delivery trucks and the digger spreads it while we compact it in 100mm layers. 

All the back fill is in, the polythene vapor barrier placed and all the pipe work for the kitchen and two bathrooms laid. 
We are ready to pour the slab!!

6am start for the concrete pour! 

Both slabs are now poured and ready for the wall frames.

The wall frames are being placed and nailed together!
Next we fix them down to the concrete slab and brace making sure they are all plumb and straight .
Next is trusses and rafters.  

The framing and roof framing is now complete. The fascia and roof battens are on all ready for the TCC frame and roof inspection and the laying of the colour steel roof.
