Sovereign Drive, Papamoa 

When we were contacted about a renovation and additions to our clients 1990's home in Papamoa we knew exactly what was needed. Jamie and our team have undertaken a large number of renovations this size. Using Jamie's 25 years building experience we were able to help our clients with the design process along side our designer and make sure all of the clients requirements are allowed for in the plans and pricing. This home was in need of some serious updating inside and out, so ideas were talked over and a solid plan was set moving forward to concur the design and consenting process.

Below we have listed an over view of what is going to transform this into a modern family home that is larger, warmer and dryer. This home will not show any signs of any renovation when finished, it will look brand new. 

  1.  Remove the old concrete tile and replace with colour steel roofing. 

  2. Addition to the rear of the garage to form a nice big media room with bar area and small bathroom for overflow of guests at Christmas.

  3. Additions to the dinning, lounge and entry to make a bit more room for dinning tables, seating at the entry and coat hook area and a change to the look of the entrance to the home. 

  4. Add 2 alfresco areas off the lounge, this will create new outdoor living areas as they have large decks and will also help with the homes aesthetics from the road. The alfrescos have veluxs in them to help with natural light. 

  5. Replace the old single glazed joinery with new double glazed joinery and address each item and upgrade them to work better for the living areas, adding more sliders, different glass tint etc.

  6. New insulation to all roof areas and walls including interior walls to also help reduce sound reverberation between rooms.

  7. New wiring to switches and lights and new plumbing to all areas. This enabled our clients to position switches and lights where they want them and with 3 new bathrooms and a new Kitchen the plumbing all needed moving. 

  8. New gib wall boards, plastering and painting to all areas. This also means new full height doors and new skirting and architrave, High end Fortee flooring and new carpet throughout. 

  9. Adding of a brand new large kitchen from FD Kitchens. This involves removing the old entry down the left side of the home and placing a new a scullery off the kitchen in this area to create a lot more room off the kitchen and relocate the old entry to the front of the home. 

  10. Remove the trusses to the front half of the house to create a 2.7m stud in the living areas as the house was 2.4m stud. 

  11. New STO plaster system to the exterior at the front of the home, this has created a much superior road presence accompanied with the high roof and new alfrescos in this area. 

  12. Render over some of the existing brick to create a flat finish and paint the rest of the existing brick to modernize it.

  13. The media room addition will have timber weather board cladding, this room will flow out onto the large decked area and tie in with the new alfresco dinning areas at the front of the home. 

  14. New tiles in the bathroom, ensuite and powder room, some full height with tiled showers in these areas. 

  15. Brand new exposed aggregate drive way.

  16. New landscaping plan to help soften the build and merge in with its surrounds.  

The job is about to kick off, first up is demo!

The footings have been dug, council inspectors have been and passed it, polythene and steel placed to the additions and next step in the block layers doing their blocks.

The addition footings have been poured, the blocks are laid and back fill placed as we move toward the concrete floor pour.

If you look closely you can see the media room (top left) and the entry and dinning addition (bottom right) concrete floors are now poured and framing stood as we move onto placing the trusses. 

Trussing going in, the two new feature alfresco's with exposed trusses are built and now it's time to fit the rafters pushing toward the roof!

The roof is now on and you can see the roofers fitting the ridge capping!

Now the roof is on we have fitted the soffits and the ecoply barrier wall board so the house is nice and protected and then we start fitting the cavity batten. Our weatherboard will be fixed to the cavity batten.

Now the outside is all wrapped up we focus on the inside and fitting of the Gib board. Once we have fitted the Gib the internal plasterer comes in to plaster while we go outside and fit the weatherboard.
Also while we gib the exterior plasterers fit the STO plaster system to the house. 

More Gib being fitted here, this is a sound wall system between the lounge and a bedroom.

We take the opportunity to invite all the subcontractors to meet the clients and have dinner and drinks on us.
This lets our clients meet people they otherwise may not talk to during their build. Great way to catch up!
